Expedition are working with Architecture Initiative on the partial demolition and redevelopment of an existing 1960’s building, on Commercial Road, Tower Hamlets, into an all-through ‘Free School’.

Part of the existing building is to be completely demolished to make way for a new residential tower. The remaining building is being remodelled to provide modern teaching space for pupils of all ages.

The redevelopment includes the addition of a sports hall at roof level, formation of a double height theatre space within the upper levels, as well as the creation of a double height outdoor play space for the junior school at second floor level.


We focused on reducing the impact that the vertical extension would have on the original structure; the intent being to limit the extent of modifications and interventions to reduce the scope of site works where possible. This approach led to the design of a transfer structure and construction sequence which effectively redistributes the weight of the vertical extension to columns with residual capacity. This resulted in less structural works being required to the existing structure and foundations thereby reducing project risk and the construction programme.
