One Lyric Square (1LS) is a 50m high 14-storey, concrete framed office block that was built in the mid-1970s as part of the Kings Mall development in Hammersmith.

Schroders REIM are conducting an extensive remodelling of the whole building for The Office Group (TOG) creating approx 100,000 Sqft of NIA from a 134,000 Sqft GIA building which involves creating additional high specification office space in the redundant plant floors at first floor and on the top floor.

A large entrance lobby with feature skylight is being formed together with a full refurbishment and modernisation of the whole building. The pre-cast cladding surrounding the plant floors has been removed to allow full height glass curtain walling to be installed creating a 4m high meeting and communal space including a bar with extensive views across London from the top floor.

Engineering challenges included large areas of temporary works, demolition and re-construction, particularly on the top floor and roof to convert previous plant areas with upstand beams to open plan office space served by new lifts, and new stairs to the roof. Works also included support to a modern Building and Maintenance Unit on the roof within previously redundant plant areas.

Extensive structural works were also conducted at Podium (first floor) level to create new office space leading out to a private landscaped external terrace alongside the building.
