This 20 storey tower near ExCel in London combines 105 flats with 150m2 of ground floor commercial space and a sub-ground parking area. Built on the site of a previously aborted development dating from 2006, our design philosophy was to minimise demolition and re-use as much of the existing structure as possible.

In close proximity to City airport, a tight height limit of 70m from ground level ensured that this structure is as lean as can be, minimising floor depths to accommodate as many storeys as possible. This limit applied not only to the final structure but also any craneage necessitating a careful consideration of the construction sequencing to avoid the client incurring financial penalties.

Expedition formed part of the pre-planning team but, due to our considered design approach, were the only member of that team to be taken through to the detailed design stage.
